Positive: Property is relatively new. The afternoon sun is very hot in summer months, so some form of shade would be helpful. Air conditioners in the bedrooms are helpful. Hot tub could do with some form of shade.

Negative: It can be hot during summer months, so be prepared. Possibly consider a cover for the fire place, as ash can blow around when it is windy.
